Water rarely announces where it is coming from. A damp patch on a bedroom wall can start at a cracked concealed pipe two rooms away. A neighbour's ceiling stain can begin at a hairline failure under your bathroom floor. By the time it is visible, the water has already travelled.
That is why we detect before we dig. Using a thermal imaging camera and an acoustic leak detector, we trace the moisture back to its actual source and mark it on the wall or floor. Only that marked area is opened.
The result is a repair measured in a few tiles instead of a whole bathroom — faster, cheaper, and far less disruptive for you and the flat below.

Site Visit & Assessment
We come to the flat, terrace or society, look at where the water is showing up, and ask what has already been tried. Most of the diagnosis starts here.

Thermal & Acoustic Scan
A thermal imaging camera reads temperature differences behind tiles and plaster. An acoustic detector listens for pressurised water escaping a concealed line. Together they narrow it down to a point, not an area.

We Mark the Exact Spot
The leak point gets marked directly on the wall or floor, and we explain what is behind it before anything is opened.

Targeted Repair & Waterproofing
Only the marked section is opened. The pipe is repaired or replaced, the area is waterproofed and closed back up.

Between the two we can mark a point rather than an area, so only that point needs to be opened.

It depends on the size of the property and how many points need scanning, so we quote after seeing the site. Detection is charged separately from any repair or waterproofing work, and we tell you both figures before starting.

Usually the leak originates in the upper flat's plumbing or floor waterproofing, but not always — riser lines and common walls also cause it. We scan both flats where needed so there is an objective answer rather than an argument, which is often what the society committee wants anyway.

Most single-flat inspections are done in one visit. Larger jobs — full buildings, terraces, multiple bathrooms — can take longer, and we tell you the expected time when we quote.
